• 4101 Bryan St. Dallas , Texas
• 8,500 sq. ft., data center / colocation facility
• Constructed 1954, renovated 1999
The Switch and Data building is located just east of Downtown Dallas and directly across the street from the AT&T, Qwest and SBC Tandem. The building is single story and constructed of solid brick walls with steel structural columns. Built in 1954, the building has had a variety of retail and office related uses over the years. In February 1999, when the site was purchased by an investment partnership formed by John Miller, the building was being used as a furniture consignment store.
Due to the property’s close proximity to AT&T, Qwest and SBC, and the extensive network of fiber located in the adjoining streets, John Miller recognized the potential of leasing the site to a telco/data center related tenant. Subsequently, Switch and Data was identified and secured as the tenant. During the next five months, over $1,000,000 was invested in the structure which included installing a new roof, raised flooring with under-floor cooling and leak detection system, pre-action sprinkler system, Liberts air conditioning units, security system with remote camera monitoring 24/7 and an extensive power infrastructure with backup generator.
